In my opinion there are a couple of reasons for Open Houses. If a home is newly listed, the Selling Agent may advertise and host an Open House to generate activity immediately, although there is no guarantee that qualified buyers will attend. Should there be guests that attend the Open House, the Realtor would probably follow up with them to see if they were interested in the home, if there were other homes that might be of interest to them or maybe the prospective buyer had a home to sell, also.
Open Houses come with some risks. Total strangers are being invited into the home. How do you know if the person(s) is even qualified to purchase the home? Make sure all important paperwork, medications, anything of value, etc. are put away securely. Ask for identification from the prospective buyer. If they are truly serious about purchasing the home, they should have no problem producing identification.
FSBO = For Sale By Owner (all FSBO's should make sure that prospective buyers are qualified and the same safety precautions for the Open House should apply).... more
If you don't like what the Realtor you hired tells you than go at it alone. Your agent is trying to get you showings. Without showings there are no offers and without offers there is no contracts and no contract means no closing or selling your home. I'm sure there were comps used to get the value your house should sell for. If you have not seen them ask for them. Good luck.... more
