Contact a local Realtor to determine the current market value of the home. Remember the home has to sell 2 times. Once to the buyer, second to the bank. From my past experience, some buyers will not purchase a home on a double yellow no matter what the price and other buyers don't mind living on a street with a double yellow line because they like the fact that there is always activity.
The most important thing to remember is to get qualified prospective buyers into the home, and to get feedback from them.... more
The best way to get accurate information is to speak with a Realtor so that they can compare recent sales in the immediate area with homes that are similar to yours. Even though there are comparable homes, no one has a crystal ball as to why a home doesn't sell when it seems to be priced correctly. The price is often set by what the buyer is willing to pay for the home. Many things go into preparing a home to sell and a local Realtor can assist you with everything, including the challenges you may come across.... more
There are many fine homes located in the Half Hollow Hills school district in your price range Currently there are seven elementary schools, two middle schools and two high schools. Please feel free to contact me so we can discuss the type of home you are looking for and any other criteria.
Signature Premier Properties
Your median selling price is 276 in 11746. That zip code includes Huntington Station and Dix Hills. Dix Hills is definitely and unequivocally out of the question. But there are many homes in the Huntington Station area that fit your criteria. If you are out of the area, you need to hire a good Buyers agent that works for you and not the seller. This way you will have more questions answered truthfully and will be given good resources to answer questions which you may have that no realtor can legally give to you.

Best place to start is to hire an Exclusive Buyer Agent to represent you. EBAs represent home buyers only, and work to get you the best price and most favorable terms. You can go to NAEBA.org for a referral to an EBA in your area.
I'm an EBA and I wrote a book called "Buying a Home: Don't Let Them Make a Monkey Out of You". It will be the best $6 you've ever spent. Follow the link below.
Might be difficult to back our now if you are closing... very difficult. Consult your attorney. I am buying a house now where the listing agent and appraiser who came in marked that the home included a dishwasher... I have yet to find it. Unless it is hidden in some secret space in the attic, there is no dishwasher. LOL. But alas... I will move forward and scratch it off as just that... human error. It is what it is.... more

Why would a house worth 550 today be worth 450 3 years from now? Not that I'm thoroughly familiar with CT real estate, I doubt that real estate in CT is still depreciating, and certainly not at that rate.
Look at it from the seller's point of view. If they can sell now for 550, why should they hold it for 3 years to sell for 450?
As for the structure of your lease-option, you and the seller can certainly do whatever is agreeable to both parties. Generally, a cash down payment of between 5 and 10% is made by the tenant (you). This deposit is non-refundable and comes off the agreed upon purchase price. The monthly rent generally does not include a credit toward purchase.
