And the other misconception being stated here by the "big boys" of real estate is that you would have to split it with your broker. That day is going quickly. Some agents make 90-100% of their commission or pay out a flat fee for their side of the deal so in that case "the plane tickets " would not go to the broker. But again if the buying agent is behaving as a Certified Buyers Agent, it is their responsibility to credit the cost back to their buyers in the cost of the deal or give them the plane tickets.
what I can agree with is price, price, price your home according to black and white market condition reports provided by your listing agents. Better to have a price war with a large pool of buyers than no one looking at all!... more
Every person is different. The agent should be able to contact the buyers or the agents who are showing the house and ask for an update on the showing. I usually find in my market area that we can get feedback the day of the showing or within a week if the buyers are traveling in from another area. Some buyers need time to think over the homes and then can relay the thoughts once they have digested the house vs their needs.... more
If this is not a legal 2 by certificate of occupancy the only way to rent the house legally is to live in one unit while renting the other. This is known as two family by owner occupancy and requires a permit from the Town of Babylon.. These homes can not be converted to legal 2 families non owner occupied. Only a property that is designated 2 family by C/O non owner occupied can be rented without living there.... more
Suggest you call the Suffolk County Finance people in Riverhead and they will refer you to the right area. I've been thru the process years ago, and they send you an offbeat mobil office where you can put your name on a list to get tax foreclosures...etc.... more
