It sounds like you are doing all you can. No one can know the mind of an underwriter, but if they provided the conditions and you meet them, they are likely intending to fund the loan if they like your response.

If you discover many needed repairs after your home inspection, then it is usual to request that the seller make these repairs or you can ask for a credit at closing so that you will have some additional funding to make those repairs yourself.

I would not worry about a realtor trying to make a FSBO seller their client. Truthfully, if that happened it would not cost you anything just the seller. I am a FSBO seller and I have had a lot of showings lately and not one realtor has tried to persuade me to sign with them.
Your first step is to get pre-qualified or pre-approved for your mortgage. Look at homes on this site and owners.com to get comparable data on homes for sale and those that have sold (Trulia has this). If your county or town lists their tax parcel information online, you can also look up homes in the neighborhood and what they sold for as well as when they last sold.... more

Son - you need to select real estate professional to act as your buyer's agent. Ask them to research the market and do the analysis and help you so that you can make the best offer on the home you want. I do this for my clients and they have yet to complain about my services or the price. We are here to help you but you do need to contact a real estate professional to represent you. We are almost always paid by the marketing money from the seller so it is not a cost to you for us to work for you. If you have trouble finding someone let me know but there should be lots here that would welcome the opportunity to work for you!

You're too late...that was over a couple of months ago. It does not mean it isn't a good time to buy...interest rates are at their lowest and that is more important than the price of the home.
