If I was you, I'd do an inspection with a qualified licensed inspector to make sure the home don't have any surprise that you didn't plan on finding and could get costly! Find out what you own on your home, and definitely hire an attorney! They very depending on how warm or cold you mind being and your comfort levels, keeping in mind the outside temperatures. The best to do is to call the utility company and see if they will give you the amounts the last tenant paid and sometimes you can get the past two years as it will give you an idea of what you may pay give or take your comfort levels. Remember the other people could have used space hears, or extra fans to cool the place down in summer time.... more
Section 8 can be tricky as its up to each landlord if they want to except Sec. 8 tenets. Sadly to say it can take some time yet there are people out there that are willing to accept guaranteed rent each month. I am working with a lady and her son right now, they only thing holding us back is that she needs 2 bedrooms with storage, so its been a treasure hunt to find one.
