If the Realtor is buying the house for 85 - 95% of the appraised value, the Realtor should pay for the appraisal since they are the Buyer and you are the Seller. It is no longer a Buyers market so I would be hesitant to work with that Realtor that is trying to buy your home for under its true value. I do not know how the real estate market is in IN but it sounds like a scam. The Realtor can then sell it for a profit. Monies you should have gotten for it.... more
The operative word in your question is "appraisal". Only a licensed appraiser can perform an appraisal. Realtors call that same activity Opinion of Value or Competitive market Analysis and are/should be careful not to suggest their service is an appraisal.

If the builder is "obligated" to have the rails a particular color you should wait to close until it is correct or get an estimate on the fix and have that amount deducted from the purchase price. Experience has shown us that you do not close until things are correct.... more
I recommend interviewing a couple of different agents from different brokerage firms, for instance: Compare a boutique agency to a franchise. Most importantly make sure the agent you choose is committed to their work. Often times agents will practice only part time real estate which will hinder your sale.... more

You are looking for a listing agent to list your home for sale with. So you want to know how they deal with the day in day out marketing and advertising of your home, what they expect from you, how they deal with showings and open houses, and ask them why they would do a good job for you and your home to get sold. Remember that you want to hear the truth from your trusted Agent, not what you would like to hear, that your home is worth more than it really is so you list with that agent NOOOOOO
You want an honest and straightforward agent who will put the numbers and market facts in front of you, will tell you how they will communicate with you, and do all the other things mentioned above....And yes if the agent tells you about things you should be changing or improving on in your home, whether you like them or not, the agent wants to do what is best for your home to get sold and seen by as many buyers as possible, so listen and negotiate with the agent you trust, what is most important and what are
the least expensive but most effective changes you can make to get your home ready for sale.
You also want to know that this agent is your agent you will deal with throughout the listing period, not that he or she is working with a large team and you never know who is going to be doing what.
And then yes who do you trust and like best, you know your trust in the expertise and personality
of the Realtor is the same as if you were selecting your family doctor, dentist or attorney....
