Until there is a written Buyer Agency agreement in place, you are technically not bound to anyone. It would be good form to inform any agent you contact that you have been in contact with many others. Since we work on contingency (not paid for services rendered up front), it is always appreciated to know what we are getting into.
That being said, may I play Devil's Advocate for a moment? Did you only have one, very specific time you were available to view the property, or was this agent unavailable at any time proposed. Agents do have other appointments and are not always available at the drop of a hat. At the same time, most sellers do require some lead time (as much as 24-48 hours) prior to showing, so going out immediately may not always be an option.
That's a long way of saying that successful agents tend to be busy agents. An agent who is always available may not have the experience necessary to do the best work for you.

The seller will be 50% share holder of the condo trust. Condos have an extra layer of risk due to the cooperative nature of common areas and maintenance fees. While a two unit condo may not have major condo fees if one party gets into financial distress you might have to pick up the slack from that other owner. I think you have stumbled upon a red flag and should pass on this property.... more
