Hello! I'm sorry to hear that you've been having a hard time finding someone to help. Some of the challenges we, as agents, run into is the fact that we aren't the decision makers - the owners are. In our current market most Arlington rental properties receive multiple applications, and the owners will generally go with the one that has the strongest credit, highest income, etc... That said, there are some work arounds that I have done with my credit-challenged clients to get them into homes.
1) Write a letter explaining the credit issues and further explaining that recent credit history has been good.
2) Have a few great references of past landlords ready to speak on your behalf, or if you can, ask for a reference letter.
3) Offer a double security deposit with the stipulation that you get half of it back after a certain period in the home. (I know you don't want to go that route but it really does help.)

She would need a short term rental. Georgetown is a reasonably safe area as there are so many college students, faculty and professionals living close to the university and hospital. If she has a car, Arlington, VA would also be a great option. $1500.00 would get her a one bedroom one bath rental condo or apartment in Arlington. Prices in Georgetown are going to be higher. She might do well with finding another nurse that needs a short term roommate.... more

Claremont and Key are the Spanish immersion schools in Arlington County. Each serves a number of neighborhood elementary schools so you could rent anywhere in Arlington and apply for a transfer to Claremont or Key, depending on what "neighborhood school" you live in. I have to be honest - finding something with 2-bedrooms in Arlington for under $1100 is going to be nearly impossible (especially if you want to be metro accessible). You may need to reconsider your budget. If you are willing to go as high as $1,400 a lot more options open up to you.
