Consider rural areas, where people are often more pet-friendly than investor owners. In Brevard, there is an area Canaveral Groves (I think that is right), that has more rural homes. I am a huge animal lover and would be the one to ask "Do you have pets?" and hope the answer is "Yes, many!" My townhouse (for sale, FSBO) would be great for pets, as it has upstairs & downstairs screened porches on both front and back of unit! But, there is not fenced yard. But great area for dog walking, to be sure. One neighbor walks her 2 large huskies because she can do a long, long walk under total shade of the mature oak trees.... more
Big mistake on your friend's part. If thefriend is not on the lease he cannot force him to pay & depending on what it says in his lease about other/additional persons living there, he may be in violation of his rental agreement with the owner and could face eviction. Property basics such as number of bedrooms , baths, pool, appliences and general condition are always a criteria to determine a fair rental. In the end the location and neighborhood are going to get the most attention from prospective renters. Consult with a realtor who is familiar with the area.
