If you are the homeowner, the Trulia data reflects what was inputted into the MLS by your Agent. Agents will typically use the number of bedrooms in the property records to be safe. This is because that third bedroom may be unpermitted. If it is permitted, you will have to contact the Assessor's office to correct their records. You can also discuss with your Agent how best to disclose the status of the additional bedroom so the Buyer has the correct information before they buy.

The Country Club was founded in 1904 and the street was named to reflect the club. I spoke to a local builder who has history in the area and he is not aware of a 1000 acre Almond Ranch in the area. Additionally the City of San Gabriel has a section on their website www.sangabrielcity.com which indicates which streets have had a name change and neither Country Club nor Roses are on the list. Hi Nina, in real estate there are forms (deeds, quit claim deeds) used to change ownership which are perfectly valid without recording them. However, this is risky because the first to record can supersede an unrecorded claim to ownership. Your question sounds like a legal question and it can best be answered by a real estate attorney. Go to the City and find out what types of structures they do allow given the lot size. In San Gabriel, guest homes are allowable on large lots but not on smaller lots. Therefore if the guesthouse is on a smaller lot, you will not be able to get a permit for it. You may buy it unpermitted but if a neighbor complains, it may be subject to being torn down.
