I'm not sure you're going to win this argument with so little data. Because real estate appraisals and tax appraisals are different, I would bet your taxing authority is only going to be willing to talk about a period comparable to the one in which they established the value of your home. In other words, if they did the assessment in November for tax year 2012, and looked at values from the previous six months, they will want your "argument" comparison to be for a similar timeframe. If you can show them that their assessment for THAT TIME was out of whack, you'll have a good shot, but I don't think they'll compare it with another timeframe.
