Well, I'm not a real estate agent, and I think that Boca in season has become crazy busy. Restaurants are impossible to get in, parking at the shopping centers (Regency Mall for example) is packed with cars and difficult to find parking…

We bought a new ICI home in Plantation Bay in December 2015. There were some minor issues which needed to be resolved. This builder went above and beyond what I would have expected. They are intensely customer service oriented and customer focused. Their follow-up after the sale is fantastic. Overall, I think they built a good quality house and I would not hesitate to buy from them again. I would add that I am extremely particular. This builder will keep coming back until you are satisfied. I cannot imagine better service from a builder... more
Lived and owned in Venetia Gardens 1 for thirteen years. I had to leave because the security and association treat tenants like you're living in a consecration camp. If you don't speak Spanish, don't bother even trying to say hello or talk to the security. If you want a friend or relatives over, not going to happen. Arrogant, unethical people run this place and I would not recommend living here.... more

We are presently doing a recall of our existing board members, and found the management company got wind of what we were doing. They have been going around taking left forms from the people telling them we are bad people and we will raise their dues and impose a special assessment. Jay took the paper saying he had to revoke it. We have not had one board meeting or one annual meeting I over 6 years that we know of and its been said its because nobody shows up. Our president lives in Georgia. Why would a president of an association want to be on the board when he doesn't live here other than financial gain. One vendor reported him on trust link saying he did good work but he had to fork over $8,000 in kickbacks. Then he was blacklisted from doing work here.
The manager from the management group was in business with the president at one time and we just found out the president was renting out his house but still claiming homestead exemption. How can he run our community when he makes bad decisions in his personal life?
Weston Hills Country Club has tennis courts, you have to be a member of Weston Hills Country Club to use their tennis courts. Emerald Estates Park has tennis courts. Midtown Athletic Club also has tennis courts although you nee to be a member of the club. All of these areas have Cypress Bay High School. Let me know if I can help you? The real question why do you think you have little or no equity? Have you had is appraised or had a professional do a CMA for you? If you really have little or no equity, then you are stuck. You either hold until the market goes up more or you sell now and take a small loss.... more
This place is awful. There is literally some old guy that has nothing better to do than walk around the community with a clipboard and write citations. I was about to move out and my truck was towed because of a flat tire. They tried telling me that my car wasn't registered into the system which is complete bull ----. Stay away from this place. They will give you nothing but problems. The walls in the apartment are paper thin and you can hear your neighbors and get woken up by them.... more
You want colors that will attract a wide range of buyers, so keep it more neutral. Taupes, grays, blue grays are all popular. Add darker tints of the same or similar colors on accent trims. If you want a pop of color, paint the front door a brighter color or add bright flowers in your landscaping beds. Do keep in mind that many (if not most) of the newer HOA communities require HOA Board approval for color changes to the exterior of your home.... more
