Check out your agreement. Is there a provision for breaking the lease? If so, is there any penalty? Tell the seller you wish to do that and offer to give him a thirty day notice, so he or she can find another tenant.
That sounds like a bad situation that hopefully can be remedied quickly. You should consult with a real estate attorney on this. It may depend on the HOA bylaws, about how an HOA board can be ousted and a new one put in place. But again, speak with an attorney who can better advise you on this - do so asap. HOA insolvency drives down property values, so it is important to maintain a healthy HOA.

Most old people would be better off doing what "we" tell them to do: get rid of the old stuff, get the photos off the wall, dust behind the tube TV ... better yet, get a nice 50" LCD in here, get a pet, get rid of the old pet, change the furnishings the carpets paint a different color get out more eat better on and on and on . . .

Have your buyers agent review the contract terms and conditions with you. In many instances if you are a day late in any payment purchase converts to straight lease. I would be careful about providing a huge down payment you dont know how credit worthy the seller/ property owner is and their future can change. In some instances huge downpayments seller has taken then home is in foreclosure you have lost everything. I recommend to lease option to purchase within a certain amount of time 1st right of refusal. In the meantime if you are doing a lease purchase I would focus on credit repair where you are in control of the property. Frankly you would be in business with property owner which can cause future issues, depends on the seller personality and etc. GOOD LUCK
