If you want to use a buyers agent any true buyers agent can be proactive in advocating for you. If this is important then try to minimize the chances that the agent will abandon any loyalty they may owe you (and therefore lose the ability to be your advocate) by using an agent that never works for sellers. I grew up in Tenafly and lived within ear shot of the train. I would say if you lived above engle street to the east or near knickerbocker to the west you probably won't hear the train most nights. Below those areas going toward the center of town, Hudson ave to the north, the Englewood border to the south, you will here the train. Hope that helped. In the heirarchy of who needs FHA 203(k) related expertise, it's lender first, followed by contractor second, and realtor in third position. We are a direct 203(k) lender located in Parsippany. Especially for a full(k), you need the contractor to know full-well how it works and what will be required of him/her.

Teanfly is far from being this 'Beverley Hills / old money' type town for the most part. So to your point about riding out the storm, I don't believe most Sellers could afford waiting for the market to renounce before selling. There's a reason why their properties are in the market and buyers know that very well.
Prices will have to continue drop for the market to start moving again. There's a high number of properties in the market, but steep decline in the number transactions.... more
I find it most helpful to work with an agent that knows the local market - that doesn't require that the agent lives and/or works in an office in the town, but it does require her to know her stuff. You will be counting on her expertise for guidance on inventory and pricing negotiations. She has "know it" to be an able guide and strong negotiator on your behalf.

Just to update you, there was a series of price reductions published in the New Jersey MLS a few minutes ago this morning for The Plaza at Tenafly - only 2 increases and that was for 1 bedroom units which went from $280,000 to $305,000 but the 7 other price changes were all reductions most by 5%. To date, only 6 units have been sold in the New Jersey MLS all of them closing this year.... more
When Building in Tenafly the assessment are done in different times depending if you're the home owner or the builder building the home on speculation. I've just done a major remodel on my home just two months after I moved in the Tax assessor made an appointment to view the home. They took pictures and much like how a realtor assesses values for taxes they look over other homes with similar attributes, lot sizes and per square feet that was added. To find out more details on how the assessment is made call your local tax assessor's office and or building department. They will apprise you of process.
Taxes are not reassessed each year. What does happen is that the property taxes pay for school, police, garbage, parks and roads. The budgets for these items continues to rise. The apportioned assessed part of your home remains the same percentage, but your costs go up because the town's expenses went up and or possibly the return to the town from the state reduced.
To set the record straight, the project is not in trouble. We are almost completely sold out of the units that have been released for sale.
