I asume that you are not working with a REALTOR on this deal.
You should give us a little more details on the contract you are in with the builder.
Is there an option period, have you done inspections etc.?
You might still consider talking to a realtor to get a CMA for the area, even that you are already in a binding agreement with the builder.
The builder typicaly will not pay a comission to the realtor anymore and you might have to pay the comission for the realtor advice yourself but it might still be worth your money to do this.
DO you research for the neighborhood. Stable or declining neighborhood? Property condition is another factor. If it were me, I would pull out any carpet and put in tile or vinyl, so you are not replacing it as often. The other 2 factors is good credit screening of tenants and lastly good property management company that usually want a minimum of 15 percent per month to manage. If you are going to manage properties yourself and you have never managed properties be careful!

What kind of restrictions are you looking for? I'd guess most of what you need could be gathered from the title company where you will close on your home. They will normally give these to you with the title search.... more
Deed restrictions are in most very standard, what are you trying to get accomplished. A builder if you dealing direct should be able to answer those questions. Most restrictions eliminate any type of additional building structures, "jungle gym" sets based on height, no boats/rv , fence not to exceed a certain height.
If you are dealing with a buyer you need to have an real estate agent who represents you. WE answer allot of problems between a builder and buyer in many instances buyer is at the lost.
