You answered your own question! Canadians (and other investors and second home buyers) are buying for their own reasons and motivations. But the two categories you mentioned are the two primary ones. It all depends on the buyer's particular situation and objectives. Does that help?... more
Most of the experts are predicting single digit appreciation in the market and some are speculating that double digit could continue.

I've lived in Goodyear for 10+ years and folks rarely talk about the aircraft, never mind any noise complaints. The noisiest area is going to be near Luke AFB between Indian School Road & Camelback due to the runways. The majority of flying occurs from 7 AM to 7 PM, with some flights up to 10 PM during the week. There normally isn't any flying from the base on weekends.
The Phoenix-Goodyear airport mostly has small Cessna style planes flying out of it. They do work on larger jets there and you'll see an occasional flight from them.
The best thing to do is visit during the daytime and check it out for yourself since noise is a very individual experience.

Here is a copy of all currently available properties and those which leased in the last 6 months:
Since I don't know what area you are targeting, you can view everything on the map and click on those properties which are in the area of Estrella that you are considering. Generally speaking, rents have dropped slightly in the last year and we are seeing longer days on market. Many people who completed short sales 2-3 years ago are now eligible to buy again, so we are losing tenants to home purchases. However, given the lack of inventory, many prospective home buyers are having to rent because they cannot find a place.
You can check out the latest ARMLS (Arizona Regional MLS) rental statistics here:
1 out of 8 homes in Arizona have gone to foreclosure. Those people are going to be renting for 5-7 years until they are eligible to obtain a mortgage again according to Fannie Mae. Hopefully these forces will find an equilibrium so that lease rates can stabilize. Let me know if I can be of further help.... more
