Having just listed a home in Festival and learning about the neighborhood I would say if you enjoy getting involved and want an endless supply of activities to do then it would be hard to go wrong. The neighborhood is super nice and if you love sports get your game on, they have basketball, pickle ball, tennis courts along with a fitness center with pool that will definitely impress. If your into golf, its right in the community. Another favorite of mine is the wood workshop. After seeing what all the equipment they had I'm under the impression you could build anything in this facility. The only thing I can imagine being negative would be the location from other things outside the community. Its about 15 miles to get in the heart of Surprise AZ to go shopping. I suppose I would go on to say that if your not the social type or don't think you would use all the facilities they have to offer then maybe it's not the place to be. But if your into having fun and don't mind driving a little then it's in your best interest to seek further information... more

Taxes are very difficult to explain. Festival is a newer area developed in the last few years. It didn't even exist over 5 years ago. When homes were first built there, the tax rates and values were based upon land and property values without the real estate/house being built. Then they adjusted up when they were reassessed after the homes were built. Home and assesed values are differet but both have increased in the Festival area. There are no Freedom Model homes that are in the "standing" inventory. So to get the Freedom Model we need to go to New Sales Center and get their qoutes. I can register you as my client with Pulte New Home Sales and get current information on the Freedom. It costs you no more when working with me but you do gain an advocate.
I also scanned the MLS and there are no Freedoms for sale in the MLS system either.

Most of the local farmers tell me that a chicken eats anything that moves, including scorpions. Now before you join me in laughter, our local vet told me that there is actually chicken breeds like dog breeds. And, some people actually raise them the same way dog breeders do. Absolutely, and a good Realtor should be able to help you with all that information. I work Festival and always have a copy of the HOA for people to review before they buy. If there are particular isssues that are very important to you in buying your home ( such as have many dogs can I have, can I rent my home out immediately, can I park my boat, Rv in my back yard) always discuss these items with your Realtor.
AZ neighborhoods are all very unique with each having their very own set of rules, buy in fees etc.

Of course you can go back in and offer less--however, do enlist the help of a Realtor--you need to know what similar properties recently sold for in the immediate area in order to make an educated offer--couple that with the repairs--whether cosmetic or extensive. Keep in mind not all foreclosures are bargains and some do sell over list price.... more
