If you have a full time agent with a Masters degree in Planning with Finance and over two decades of experience, working for you, you will likely do better in negotiations. Look at your credit reports closely. Do you only have one open trade line? You may want to open another revolving trade line if you only have one. Many factors can hold your score(s) down. Too many inquiries. Not enough trade lines. Or not a healthy mixture of different trade lines. If a broker pulled your credit, read the factors for each score. There are typically 4 factors given as to why your score is what it is.

Your Realtor can negotiate possibly getting the builder to throw in some free upgrades or perhaps closing costs, things of that nature. Generally, you find a seller willing to consider a lease option and then you and your agent work on terms to present, much like a standard offer to purchase. Lexford is a beautiful home but it is in a rural area. The closest grocery, restaurants, etc. are at Hwy 601 and Hwy 49, only about 10 minutes away. Downtown Concord is not much farther, only about 15 minutes.

A house flipper purchased this home for $35,000 in October 2012. I think you are wise to investigate areas where some houses sell for $35,000 and others for $120's. The 2011 tax value is $84,000 prices regionally are up about 4.5% since the valuation. A sales price in the $90's would not be unreasonable -but I don't think you'd get this home for that. There are eleven 3+ bedroom 2+ bath homes with 1500+ s.f. for sale under $140,000 in this general location: http://goo.gl/jpbSo By comparison, 149 McGill does not look too bad. If you like this era and size, but not the area price, you might also consider the homes on 232 Church St or 79 E Cabarrus Ave. With special home repair financing, you could have a contractor improve them to your standards immediately after closing.
