When you say your broker, do you mean a real estate broker? If you are talking about a mortgage broker, they did not "help you" find an appraisal, they ordered an appraisal through an appraisal management company, which is how it is done. Most people don't pay for an appraisal to be done when they bid on a house, because that appraisal can't be used if they want to take out a mortgage. If, on the other hand, you are paying cash, then you may want to go the route that you chose. When appraisals are done for a purchase, the appraiser now has to review the contract of sale, so they know that they are trying to reach a target number. Sometimes they come up over that, sometimes under, however the majority come out at the purchase price, so if your broker helped you make an accurate bid, there is nothing to worry about, except if the seller doesn't accept your bid, and tries to push you up. You can then say that seeing as you already know that the house won't appraise for more, you will not increase your bid. So, in this case, your broker did you a favor.... more
The acceptable timeframe is 30 days no later than 60 days. Legislation just made a change in this ordinance (July 9th). This is how I undersantd it from the information I was provided. But please check with local law or code enforcement to verify this ruling. It was 30 days, then they extended it to 60 days, however, there was further discussion regarding reverting it back to 30 days. So, I'm a bit at odds for an accurate answer. for you.
