I am 12 years into my loan. It's an FHA with pmi but pmi is very low now since I paid for it so long. My current rate is 4.50 on a 30 year loan.
A 15 year conventional would be perfect for you. You will probably lower your payment and lower the term of your loan. So, it is a win win.
