Description

OWNER FINANCING This fine Colorado ranch is one of the few working properties left in Pleasant Valley. The home is custom and top of the line construction. The barn includes a 2 bedroom 2 bath guest house and a man cave/art studio. There is a huge hay loft and huge area to house livestock. Outside is divided into paddocks and overhangs for divisions of livestock or horses. There is tons of storage in the barn on integrally colored concrete floors. The garage area is heated and finished making it ideal for "toys" such as cars, motorcycles etc. There is also heated areas for horse stalls.

The present owners used the area for birthing out Alpacas and Camels. The large lake is home to trout for your fishing pleasure, wildfowl and whatever migrates in offers an owner the opportunity to hunt waterfowl. Trophy deer & Elk during hunting season are consistantly visiting the property. An open stream flows into the lake from the south. Views of the Coloardo mountains from all areas of the property. A warm water artesian well permit is available with the possibility of year round growing seasons as well as heating the residence.

Home is a southwestern Colorado custom design with integrally colored Venetian hand plastered walls, stucco exterior with embedded mesh, custom swimming pool in the south facing atrium for lots of passive solar heating. Brick floors and huge hand peeled logs and beams abound. Hand hewn window and door framing and staircase and railing. Lots of custom iron work throughout. Upscale appliances will go to the buyer if desired. As well, custom western leather furniture will go with to the buyer if desired.

Custom landscaping with a running stream across the front of the home that winds its way to the tranquility of the lake. As well a beautiful cobblestone road courses down to the lower fields.

Plenty of custom fencing includes pipe, horse no-climb and 4 rail on 6X6 posts keeps any type of animal contained. All steel gates go to the buyer to make it all ready for horses or any other livestock ready to move in. Irrigation water is abundant from the Dallas and Hosner Rowel ditch. The fields have been hayed and grazed and the rich grass provides plenty of nutrition. Irrigation of the entire property takes little time to produce lush green pastures. Of course the property is zoned agriculture which results in a low tax burden on the land. A small herd of alpacas and llamas is included if the buyer so desires to maintain the tax status.

One of the greatest assests to this property is the proximity to great hiking trails (and all outdoor activities) which include the escarpment trail just above the property and the river walk of Ridgway. The Ouray perimeter trail as well as Owl Creek trails are very close. Single track biking trails are wonderful. Wildlife that has been seen on the property: Bear, Mountain Lion, Beaver, Giant North American Pelican, Bald Eagles, Golden Eagles, Red Tail Hawks, Other Hawks, Bobcat, Coyote, Badgers, Prairie Dogs , Chipmunks, Dozens of species of birds, , Elk, Geese, Cranes, Ducks, Owls, Vultures, Skunks, Racoons.
This property is off market, which means it's not currently listed for sale or rent on Trulia. This may be different from what's available on other websites or public sources.

"Wonder Place to retire and enjoy out of this world views of the Mountains."
  • Summitmountain27
"We've recently moved here to Ridgway from Utah area. It's very rural here, but beautiful. People are genuine and warm, however the police and law enforcement departments here are corrupt. We've had strange incidences with them (winter slide off the road, one speeding ticket for 3mph over the speed limit and general interaction) They are all over the place, too many for the small area - looking to give tickets out for 1+ over the speed limit. They are rude, and left us to fend for ourselves as we were stuck in a late spring snowstorm. People were going off the roads everywhere and instead of helping, they were aggressive, rude and left on a very dangerous blind corner. We've heard many stories of people being harassed by the police. Honestly its bad enough that we would not have moved here (and we're not the type to be in trouble with police!). Other than that, it's a nice community, but short of the conveniences of stores, etc. The cost of living is VERY high as well - without many job opportunities. Most people work on contract, it seems."
