This is a very productive grain farm in SW KS with a very large pheasant population. It is totally irrigated with center pivots. There is 32 acres per 160 that is corners that is not under irrigation that they grow wheat on. Has a 10 year old or older 650 GPM Cummins Diesel pump. Commented that it was not the most economical. Has one 300 GPM Submersible Electric Pump. Does not know the history on it really. It is about 5 - 6 years old. This tract has one brand new pivot as of last summer. The other two pivots are 8 years old Seller will structure the sale to benefit the buyer from equipment depreciation. The price at the elevator is the same as the Chicago Board of Trade prices (flat futures pricing). Also, there are several hundred, if not thousands of Seaboard Hog operations within a 2-3 county area that drive the market on grain. There are also several feed lots in the area that drive the grain market as well. Is GRIP insurance offered and what are the yields for the 2008 major crops- Yes GRIP is offered. County corn yields on irrigated land would be in the 200 bushel range. The question about recent sales in the area and is there a lot of irrigated farm land for sale in the area- Seller is not aware, unknown. Depreciable property listed by tract- Tract 1 - 3 Pivots, 2 Pumps and motors. $190,000.00 Tract 2 - 2 Pivots, 2 pumps and engines. $200,000.00 Tract 3 - 1 Pivot, 1 pump and motor. $200,000.00. Also there are 5 wells on the properties. $300,000.00. Are there other interested farmers in the area that would cash rent and how many in the area would- Seller says he has a good farmer at present time. There are several interested farmers. FSA direct payments- Not sure. But farms have full base of corn and wheat.
