This is highly productive SW KS farm ground. It is totally irrigated. It has a very high pheasant population This is the tract that lies next to the hog farm that spreads it's manure, at their cost, on this 250 acres. Seller will structure the sale to benefit the buyer from equipment depreciation. Said all equipment was well maintained and great shape and all older pivot heads have had new nozzles put on them. Said anyone would be proud to own. The water rights do go with the farm, spelled out in the deed, but the mineral rights do not. Also, there are several hundred, if not thousands of Seaboard Hog operations within a 2-3 county area that drive the market on grain. There are also several feed lots in the area that drive the grain market as well. Is GRIP insurance offered and what are the yields for the 2008 major crops- Yes GRIP is offered. County corn yields on irrigated land would be in the 200 bushel range. The question about recent sales in the area and is there a lot of irrigated farm land for sale in the area- Seller is not aware, unknown. Depreciable property listed by tract-(Seller is selling 3 tracts in this same area) Tract 1 - 3 Pivots, 2 Pumps and motors. $190,000.00 Tract 2 - 2 Pivots, 2 pumps and engines. $200,000.00 Tract 3 - 1 Pivot, 1 pump and motor. $200,000.00. Also there are 5 wells on the properties. $300,000.00. Are there other interested farmers in the area that would cash rent and how many in the area would- Seller says he has a good farmer at present time. There are several interested farmers. FSA direct payments- Not sure. But farms have full base of corn and wheat.
