I'm one of those agents in your area that have been discussed in previous answers to your question (shivers and all!) I would be more than happy to give you an idea of what you're home is worth on the market right now, and I agree that when you do want to list that will change, that is why you would want an updated estimate done...again this would be no problem.
You have several options available to you, the CMA is no obligation and free, if you want to sign a listing agreement right now that is also no problem, all the agent would need to do is fill out a form with you explaining the reason why you don't want your home to actually be active in mls right now (many people aren't ready as they want to fix some items in their home, clean and move items, etc.) again this is also no problem, as long as the form is filled out then your agent is not obligated to list your home within the 3day time limit set by mls.
You could (and should) meet with several agents about your home, this will give you a better idea of what your home can list for, what services each agent will provide, etc. You're in the driver seat! Ask as many questions as you want, interview as many people as you want, go with the person you feel confident in and comfortable with!
