when buying a home with cash who pays closing cost?

It depends on the contract. If you are paying cash your closing costs will be significantly less since most of the usual closing costs go toward obtaining a loan. You can certainly ask the seller to pay your closing costs or split them. It's really up to you. - Wed Sep 9 2009, 20:50
