Hi Theresa,
Have you registered your daughter for kindergarten yet? Once you do, you will receive an invite to kindergarten orientation which is usually held in the spring. Then, in the summer, your daughter will be tested for placement. Depending on how she tests, she may be offered all day kindergarten. There is really no way to know until all of the children have been tested. They have a set number of spots for all-day (which is actually, going to kindergarten twice/day) and the children who test the lowest are offered the all-day option. So, even though more children may need all-day kindergarten, they only have a set number of spots.

Cara - before I had a child myself, the baby gates and hardware posed a challenge to me when showing property. A gate is a barrier which impedes traffic flow. You don't want a buyer to remember your baby-proofing, you want them to remember your house. I recommend removing any obstacles which could deter a buyer from seeing the "real" house. Also, if the buyers viewing your home are childless, they may see all of the baby items and think "this is a neighborhood for people with children, not for people like me". Depersonalize as much as possible - but of course, you still have to live in the house so make it as livable for you as possible too. Good luck! - Mon Feb 9 2009, 12:13

Just like everything else in a contract, the earnest money amount is negotiable. While important, I've never known a seller to say, "Well, it's a low offer, but I'll take it because they have a substantial earnest money deposit".
Also, it depends on your area. In some parts of the country, a 1-2% EMD is expected, where in others, it can be as low as $100. Bottom line is, get a knowledgeable buyers-agent to advise you on what is low enough to show your "significant interest" - don't just haphazardly throw a large amount into the transaction as there is always the possibility that the contract will go south and your EMD could get tied up.
Beware of agents who tell you, "if your loan is denied, you get your emd back". Yes, per most contracts, you get it back; however, the seller must release it. If you have tied up a seller's home for months and then have your loan denied, they may decide to tie up your EMD in return. If a seller won't release the EMD, you have to go to court to have a judge release it. - Sun Feb 1 2009, 06:34
