You have to remember that Realtors listing the home have the home owner's best interest in mind, which usually involves the sale of their home. You need a Realtor with a keen eye and an honest demeanor that can have YOUR best interest in mind when you're viewing homes.
Disclosures are available for any home you're interested in and will list any maintenance issues with the home (if they are known to the current home owners). That's why Realtors recommend having a home inspection done so even if everyone is telling the truth to the best of their knowledge, any problems with the house can be found and dealt with before you decide to purchase it.
As for pests, Oklahoma requires that a house be checked for termites and treated for them if there are existing issues. Often times, you can negotiate into your contract that the seller provide a home warranty as well so if any further issues arise, they will be taken care of.
