Great advise already offered from the voices hear. Plus... Washington State operates with a 3 day right of rescission law. Any time you go in to sign one of the included documents discloses the timeline during which you have the right to change your mind.
If signing was today....even with a lender who will fund immediately "very rare"... you would still have time to opt out of the transaction.... The three day right of rescission may be a supporting reason for getting docs and signing in advance of the contractual closing date.
