I agree with Robby and Buz (except that Hedgewood President and creative genius was actually a "she", Pam Sessions). I have faith in the community and have placed clients there even this year. We did get a great deal and made sure it was a house with a solid floorplan for good resale and good lot. There are lots of kids there and yes, the community does work for kids. They hang out in the park together and basketball courts, pool, take tennis lessons together, etc. You will find families hanging out at dinner in the restaurants and the community hosts events for residents, both families and adults only, like a wine and cheese I went to last year.

I disagree with Hank that the community doesn't work. It was a fast selling community in the beginning and prices kept increasing. There are homes that have an unusual look or floorplan and you may want to stay away from those due to resale but there are some incredibly beautiful homes in there too. Pam Sessions won an award for that community through the national builders association. I was sad to see her lose it to foreclosure.

Vickery has appeal to people from all over the country. We know this because we do a lot of relocation work and people view Vickery online and fall in love. It isn't for everyone so know that your target market decreases when you go to sell but the homes that are reasonably priced will sell. They have become much more affordable this year. They are just smaller in general for the money than other communities, but they are built well. Our inspector said the last one he inspected for us was "built like a tank!" I've been working with him for years and never heard him say that.

Appraisers don't tend to have a lot of creativity and so I think they have a hard time appraising Vickery. Vickery is more than just square footage and lot size. It's a lifestyle.

If this sounds like you, I think you should take a look at some of the homes for sale. Be patient and wait for the right house and the right deal. Let me know if you'd like some help.
