Great question. Quick answer...since you have no listing agreement conveying a commission to a Lisitng Broker if they find a Buyer under your terms, then no. However, if you receive an offer to purchase and in that offer is an acknowledgement you are or will pay the buyers agent a commission, then yes.
The NWMLS has forms for this very thing when writing an offer on a FSBO. It is Form 41C. If it is attached to the offer and you acknowledge (sign) it, you will have agreed to pay a selling office commission (Buyers Agent).
For future reference, the easiest way to do a cost break down when selling is this...if you are paying 6% commission plus Escrow, Title, Excise Tax (1.78%) and a few ancillary fees charged by the County (Document Preparation Fee and Reconveying your Title)...you can estimate that to be about 8.15% of the sales price.
