Snichols,

How bad do you want the property? That is the question you need to ask yourself. Are you willing to wait for your lender to get things done or do you want to call it quits? Have you gotten any feedback from your lender as to why they are taking so long to underwrite the loan? These are questions your agent should be asking. If you aren't represented by an agent than you should be on the phone yourself every day asking for updates. There are many reasons why you are so late closing but I can tell you that lenders are are just way behind these days and it isn't surprising that someone dropped the ball on you. I think it is because they are so understaffed that the underwriters just don't have enough hours in the day to get things done in a timely manner. They are extra cautious too because they are all under the gun from the foreclosure mess we are in too.

My only recommendation is that you make sure you are covered in writing with your seller and that they are aware of what is going on. Most sellers despite their frustration with waiting for a sale will wait unless they have a back up buyer who is paying cash. Then...??? you might have a problem.

Good luck to you. I hope your sale closes soon. - Fri Nov 20 2009, 17:20
