I would suggest you seek a CDPE (Certified Distressed Property Expert) I am one but don't work in Harlem, you can find a good search at http://www.CDPE.com

Many agents think they know all about it, most know very little,, you need a trained expert in this part of real estate--they ca really get you in a huge mess, both as a seller or as a buyer in Short Sales.

CDPEs spend a full very information packed two days in intensive training, they have a major back up support network. Don't waste time with a person who read an article or sat in their office for a hour or so of training on this subject.
I took the training course and became Certified in Short Sales Etc not so much because I wanted the business, but so I could explain it to my owners and so I could understand it myself. I am not seeking your business but want you to make sure you do not get in a problem dealing with someone who simply does not know how this is done. - Fri Dec 4 2009, 12:28

Yes the question is illegal for us to answer, you can talk to your friends if that is an important characteristic to you. But the great thing about NYC is we are a melting pot. One of my fondest memories in NYC is Dec 31, 1999 Millenium New Years Eve. My partner and I made a three day celebration of it, dining in Restaurants representing cuisines from all over the World, taking in the wonderful array of what NYC has to offer. We had a nice (Supposedly) French Restaurant as the Finale on New Years Eve, we went paid way too much and sat there at about 11PM and decided to leave, grabbing a couple bottles of Chamapagne. We got to our old very culturaly diverse rent-stabilized building and saw some of our Neighbors (Latinos, Polish, Italian, African-American etc) heading up to the roof...we followed and had the best time just being up there with the most unpretentious group you could imagine drinking Champagne (OK they got the best of that Vive Cliquot!) but it was the btter finish to our three day worldly trek. That is why I live here--don't miss out on that.

BTW my Italian Partner and our Irish Friends consider themselves quite trendy... - Wed Dec 2 2009, 02:07

A "Limited Listing" is by REBNY definition a unsigned listing, the owner may have given it to only one or two agents to represent but did not sign anything, technically an open listing in some ways, it is similar to the term Ours Alone, REBNY does not allow "Ours Alones" or "Limited Listings" to be disseminated through the RLS system.
It is a New York State Law that Exclusives must be labeled as such in all advertising. And all agency advertising MUST state that it is an agency posting the ad. Preferably with the Name of the Brokerage.
I personally never put any kind of open listing on my web pages, you want me you must sign the exclusive.
Some Agencies in NYC will post anything on theoir sites and never take it down, most of us know which agencies those are. They do a disservice to our profession - Wed Dec 2 2009, 01:56
