Licensed (DRE License # 01266541 till July 27, 2011) Real Estate Broker since July 2003 and Licensed Real Estate Agent since July 1999, servicing all of Santa Clara County and parts of San Mateo, Alameda and Contra Costa Counties for over 11 years. For the past 4 years I have specialized in BPO’s, Short Sales & REO Marketing, management, and sales for Bank of America, IAS-REO. I am an accredited agent for AT-PAC REO, CAL REO, Excellin REO. I sold 24 REO listings (4 for all cash). I have a full time staff of 2 admin assistants and 2 licensed agents. I have a full service contractor team to perform trash outs, re-lock, detail clean, repairs and general contractor work. I also have an evictions lawyer. My multi-lingual staff is fluent in Spanish, Vietnamese, Chinese, Tagalog and Arabic. My duties and responsibilities as Broker are to maintain real estate brokerage operations; broker support and training for 3 real estate agents; prepare and review cma’s, bpo’s, sales contracts, real estate legal documents, disclosures, forms for accuracy and completeness; open escrow; schedule setting up of “for sale” signs, lockboxes, flyers and MLS entry; order inspections and reports; coordinate the signing, distribution and submission of all documents necessary to close escrow; organize files, maintained open and closed files and database information; file tracking; respond to public inquiries and request for assistance; maintain integrity of original legal documents; prepare client net sheet; coordinate with various vendors involved in the real estate transaction; maintain supplies; translate for clients having difficulty speaking English; manage accounts receivables, payables and company books; develop, implement and track marketing, advertising and lead generation strategies; manage various tools and technologies for lead generation and tracking; receive, prepare and release commissions to agents; maintain a high degree of confidentiality and fiduciary responsibility, manage single family and multi-family residential properties for a few property owners.

Originate loans; secured documents and personal information from borrowers including entry into processing software system (Calyx Point), shopped lenders for loan programs / approvals; researched program guidelines, matrixes and pricing to ensure eligibility and approval of files in process, supervise Loan Processor; ensure files are in compliance with DRE RESPA guidelines; review and verify loan applications, disclosures and pertinent documents submitted for loan processing; open escrow; maintained and monitored files to ensure compliance with DRE regulations; monitored rates and program updates from lenders.
