About Me
Hello. I want anyone who is looking to buy or sell a property to know that I give 1000% dedication and loyalty to each and every client of mine. I've been in the real estate business for 10 years. Prior to becoming a Realtor, I was in the legal industry for over 8 years. My goal is to provide 100% client satisfaction as well as to get my sellers as much for their home as I can possibly get while helping my buyer clients purchase a home at the lowest possible price I can get for them with the best mortgage I can help them get. I keep everything confidential. After the sale is over I do not simply go away. I will continue to look for ways that I can continue to save you and your family money whether that be by letting you know that interest rates dropped or sending you a coupon for your favorite home improvement store or something as simple as sending you ways to improve your home to make sure you get the most out of your home when you go to resell. Hello Lama918,

Quite honestly, it all will depend on the area, the home's condition and if the home is priced right. It will also depend on how good a negotiator your Realtor is.

I have found out that many Realtors are uncomfortable negotiating or fighing for their client. Any client of mine will tell you that it is my practice to fight for my client no matter what and that I am an expert negoiator.

So, depending on all of the circumstances, it may be possible but I couldn't say for sure until I saw the home and did my research.

As you can see, there are many Realtors willing to direct you to someone who may have done a 203k loan but what do you know about any of these people? Nothing. You do not know what types of experiences these lenders have had or how they treated their clients.

Your real question needs to be who am I going to hire as my Realtor that I can trust in and who will advise me and only concern themselves with my best interests and who can direct me to a "reputable" lender or lenders that I can research.

I have a few questions for you if you don't mind. What made you decide on a 203K loan?

You should really be careful when choosing a lender. You must make sure they are reputable. There are so many changes in the mortgage industry so you want someone who you can trust. This is also true for your buyer agent/selling agent.

When choosing your Realtor, make sure they are an expert negotiator on both sides. Hiring an agent who is afraid of confrontation. Negotiating is an art. Not a lot of Realtors are comfortable making waves in order to get the best deal for their client. Also, make sure they work full-time, know the Agreement of Sale like the back of their hand, are truthful and won't lead you on with regard to the price of your home.

You also should make sure that the lender you do choose, is available after 5, will attend settlement, will meet with you to explain your documents and will be there for you when you need them to be.

Can I change realtors?

Hello Ann,

Sorry to hear of your frustrations.

Certainly if you did not hire your buyer agent, you can most definitely find another.

A buyer agent should work for you and have only your best interests at heart. You must also make sure that you do feel comfortable with whoever you choose. A buyer agent should be tech savvy, an expert negotiator, personalble, have a sense of humor (I think a sense of humor is key) not be afraid to fight for you when necessary, know the Agreement of Sale like the back of their hand, know how to structure your deal and be available when you need them. Those are just some of the qualities a professional, experienced buyer agent should have as well as work full-time.

I make sure that I put my client's interests first no matter what. It is not my goal to make sure that I am friends with Realtors. Many Realtors have problems with taking things personal and letting that interfere with doing their job for their clients.

I sell all over Philadelphia, Bucks and Montgomery Counties.

Hi Randy

If you needed seller assist and your mortgage program allows for it, your Realtor should have put it into the Agreement of Sale however, the seller does not have to agree to give it to you.

If you need the assist and the seller will not give it to you and your Realtor can't negotiate it for you, perhaps you need to find another home.

Keep in mind, that if you increase the price of the home to include your seller assist, the home then needs to appraise for the higher amount and then there is a chance that the home will not appraise. That could be the reason the sellers will not give you seller assist.

We do not have all of the facts. If you can provide more details, we can perhaps give more advice.

If you have a buyer agent then he/she will be able to tell you. It should be in the Agreement of Sale.
