I have completed 140 hrs of specialized training, and participate in many continuing education classes yearly. I have completed courses on roofing inspections, plumbing inspections, electrical, wood destroying organism, foundation, mold inspection, septic testing, deck inspections, truss design, safe practices of an inspector and many others.

During my inspection I use an extensive checklist. I check the house from the roof to the foundation. My General Home Inspection includes the inspection of:

Ceilings Girders Posts Slab Stairs
Railings Doors Windows Insulation Bedrooms
Bathrooms Laundry Kitchen Fireplaces Plumbing

It takes approximately 2.5 hrs to 4 hrs, depending on the size and the condition of the home. I encourage the client to be present during the inspection, preferably last hour. Usually within 24 hrs i will upload an easy to understand, clear and consice report onto Fetchreport.com. Client, Realtor or banker can download the report within seconds. I also do a pre-listing inspections, which I highly recommend to people planning on selling their property. Homeowner can avoid costly price reductions at the last minute, by knowing about the issues that need to be addressed, and having them corrected at much lower costs, possibly doing the repairs themselfs. If you are a real estate agent, please recommend to your clients to have an inspection done prior to listing the property. State requirements for the way inspections are performed are getting much tighter. Inspections must be performed according to the NYS standards of practice of home inspectors, so the inspectors are being more careful now, then they were before the licensing was in effect before 2006. Scott, try to get a home inspection prior to making an offer if possible. It would give you a better sense of the property and its value. I think the seller/realtor might agree to it if they see that you are serious. - Tue Aug 11 2009, 19:50
