There are many qualities and skills that go into being an excellent real estate professional - integrity, in-depth community and market knowledge, marketing savvy, effective negotiation skills and a high-quality professional network, all of which are hallmarks of how I work.
That said, in my experience as a Franklin real estate professional, I've also found that providing the very best service is essentially about putting my clients first. This means keeping myself accessible, being a good listener as well as a good communicator, and responding quickly to your needs.
This "client first" philosophy has always been my approach and it requires me to continually improve my skills and ways of doing business. In addition, I've found that the latest technologies are enabling me to do everything I've always done, only much more quickly and efficiently. "Paul was a great asset. Before our house went on the market, he came over and advised us what we needed to do to sell. He guided the priority list so we were not wasting time and energy on things that didn't really matter. After we listed, he used creative marketing techniques (web-based, newspaper, and real estate magazines) to advertise the house, he was always available to help show the house, answer our questions, he worked well with other realtors, and kept an eye on the property as we'd moved prior to selling. He kept us notified of the activity/interest in the house while it was on the market. When it came time to close, he represented us at the closing to accommodate the buyer's date that coincided with our vacation. Every project is different.
Find out if the town homes are condos or PUDS
The local tax office will know how they are registered.
In mast cases PUDS are FHA approved and many town homes are registered as PUDs by developers for this reason - Thu Apr 23 2009, 06:14

Your lease is a separate legal instrument and the owner/landlord can enforce that contract and obtain a legal judgement for rents owed. Once they have that judgement the landlord/owner can turn that over to an attorney to collect the rent and even garnish your wages. That judgement may also impact your ability to gain a new house from a reputable landlord

Please understand it is very frustrating that the owner is in foreclosure however that is not your obligation. The owner will suffer legal and financial consequences that will take years to overcome and will have no impact on you personally

Do not join those renters who thinhk this is a Free Rent Season only to find their credit damaged and their ability to obtain a new rental house gone due to non payment of rent. A judgement is a matter of public record and for $29 bucks a new landlord will see what you did in the past - Thu Apr 23 2009, 06:10

Fred is exactly right. Most in the media only read what a copy editor approves and there is little or no fact checking as the media now survives on sensationalizing the news not reporting the news.

There are FHA programs allowing you to purchase a home in this market just over $400,000 with 3 to 4% down. There are still many conventional loan products that based on your credit score and capacity to repay the loan that can go as high as 95%

Some markets harder hit by foreclosures do have specific loan limits but those are regionalized by the banks and the secondary mortgage market - Thu Apr 23 2009, 05:58

I have always found it easiest to contact the Trustte or Assesor in the county where the proeprty is located.
One of the first items the assigned servicer of the mortgage will do is pay all property taxes so as to avoid any additional penalties or even a tax sale of the property - Sun Dec 14 2008, 19:11

I sell homes in both areas and the the pluses to Antioch is Percy Priest Lake and the area we call Brentioch in Davidson County but along the Williamson County border...the 37027 zip code is what the home owners like about Brentioch. Bellvue also has it's pluses as well; the area is close to two of the best parks in Davidson County close to Vanderbilt and great schools....The biggest questions will need to be where you work and your budget? - Sun May 4 2008, 20:48
