I had several showings on my listings already this year. If it isn't on the market it can't be shown and therefore can't sell. Usually inventory is lower this time of the year, so you will have less competition. It sounds like you did the right thing by updating the kitchen. Find a good experienced real estate agent and price it ahead of the wave. Before accepting an offer be sure that the buyer is pre-approved. Follow up with the lender is extremely important. Also, be sure that the buyer is using a reputable local lender and not someone out of state or on line.
