Dear SS Mills,

Please keep in my the seller's lender is NOT a part of the contract, at all, whatsoever, and will NEVER sign on any piece of paper.
The seller's lender decides how much it is willing to receive (short of what it is owned on the mortgage) in order to allow the sale to happen. Once that decision is made, the seller's lender issues a demand letter, (commonly referred to as a "approval letter).

The key to buying a short sale property (listing) is to make an offer on a listing where the listing agent is very experience and does not mistakenly advise the seller to accept multiple offers. *
If you have a chance, read the blog below and the comments. It should give you a good idea of what should/not not be done. It also contains a link to the National Association of Realtors opinion on seller's signing multiple offer, which NAR frowns down upon.
