Needham Real Estate Resource Center- My expertice is as follows: NAR GREEN(R), Accredited Buyers Representative; Certified Negotiation Specialist; Certified Home Marketing Specialist; Historical Homes Specialis. My job is to help my clients find & fullfil the dream of home ownership. This is a fabulous time especially for first time home buyers or if you have not purchased your principle residence in the last 3 years. The $8000 tax credit along with the lowest interest rates in 50 years makes it much more attractive to buy a home. I primarily work out of Needham but not exclusively. I service my clients in the MetroWest Boston area, for example in Wellesley, Dover, Natick, South Natick, Sherborn, Weston, Westwood, Brookline, Newton, and Dedham.
I have been a licensed real estate broker/agent since 1979. I come from a family of 5 real estate agents. My goal is to keep everything calm during the transaction
"Buying a house is stressful in the best of times. Working with Pat made the process almost effortless for us. Pat was tireless in her own efforts to really understand what kind of home we were looking for and to only show us homes that we could afford and met our needs. She was available to us virtually anytime we needed to reach her and always ahead of the game in terms of what we needed to be doing in the process of the transaction. I cannot recommend Pat strongly enough as one of those true professionals one rarely has the opportunity to work with with.

Pat Baker's Questions (3)
The best advice I can give you is to get a Realtor who can take you through the process in the area you want to live in. That person will suggest a loan office so that you can get your pre-approval letter should you find something you wan to put an offer in on. I suggest that every offer you make have a copy of your pre-approval letter and a letter that is compelling about why want this particular home. Hope this helps. - Thu Apr 23 2009, 17:14
Yes all offers must be submitted to the seller. They should not be withheld from the owner. I give my
owners even verbal offers but we must have written offers to work with. Hope this helps you. See code of ethics: - Thu Apr 23 2009, 16:29
I would recommend AHS - American Home Shield. They cover Ct., MA, ME, NH, RI, and VT. They offer different plans. You do not have to pay the plan until the closing. phone # is 866-797-4788. - Sun Jan 11 2009, 10:13
In the past 6 months the average price sold at $1,408,964 and the median price was $1,213,500 which was 95% of the list price. Recently there was an article in the pictoral seciont of the Boston Globe. The title "Best Zip Codes." Wellesley was there. In spite of the declining market Wellesley has not gone down. It may still be online to read. I am not sure how long their archive articles. You really would be making a great investment by purchasing a home in Wellesley. The school would be John D Hardy Elementary School‎. - Sat Jun 21 2008, 19:56
