This property has an existing well. It may or may not have sufficient water for vineyards or agriculture. As you get in to the hills behind Healdsburg water can be an issue, although there actually are springs along Sweetwater Springs Road. It was previously in escrow last fall but the buyer pulled out. At that time the property was listed for nearly 2.2 million. The lisitng comments also state that there is an existing perc test. In order to find out more we would need to speak to the listing agent directly.

I also searched the online permit history for the property and while it may not be complete, there is a record of a well yield test and some perc (for septic) testing done in the last six years or so. If you had serious interest in this property, a visit to the Sonoma County PRMD would be in order.

Livestock and agricultural uses as well as housing density are a function of the zoning for this parcel. I would imagine livestock would be possible including horses but it would merit some further investigation. If you are interested in this property or something like it, make sure you work with a realtor experienced in country property in our area as you look. It will save you time and energy! It is an interesting area. Sweetwater Springs Road stretches from Westside Road in Healdsburg over the ridge to Forestville. It is a steep and windy road in places and may or may not be too remote for your tastes. The grandparents of a friend of mine had a ranch up here. It was their summer home and they would drive the wagon to the big city of Healdsburg on Sundays. They had a "city" house on Matheson Street and that was where they spent their winters! - Sun May 20, 2012
