The current owner did buy this for $850k --- and that would have been considered a good deal at that time since the property is in good condition, and similar homes in the immediate vicinity sold for higher. This home, as you know, last sold for $1,373,000 in Dec 205. Even if you were to allow for a drop of 20% in market value, it would still be worth $1,098,400 today. Currently, it is tax assessed at $982K
The owner cites this home as her residence. There are all kinds of possibilities on why she is selling: change of mind, change in status, relocation. Flipping doesn't seem to be a good enough reason once someone factors a lower negotiated price, commissions and closing costs. For flippers at high end properties, they'd need more than what the seller will net in this case to make it worth it.
The next buyer would be armed with the information about how much the owner paid for it. But the bottom line will always be: how much is the buyer wiling to pay for it?
