Dylan: Depending on the nature of the professional service you can focus your marketing efforts towards professionals in that field. There are new zoning rules that could impact or limit the ability to use for different profession. For example if the office space was used by a doctor, it may not be allowed for the space to be used by a CPA. You should consider contacting the zoning officer and ask about limitations or rules limiting the professional use. I have marketed and sold few properties with professional offices in the past.
