This home has been on the Santa Fe NM MLS for 73 days. It was built in 2001 and it is now a short sale or pre-foreclosure property. I wish I had a crystal ball about our local housing market so I could predict what you could net in 3 or 4 years. What I can do is prepare a set of comparables for you including ALL the short sales and bank owned homes in this subdivision. This will give you more accurate information on the market trends in this location. If you are interested in a showing and more detailed information, give me a call or send an email and let's get started. I highly recommend you "jump in" rather than test with your unique information and resources about your community. Trulia is very different from social media and certainly from LinkedIn and Facebook. At the same time, like social media, it is all about how you choose to participate and what you contribute back to the Trulia community. Is buying a foreclosure the best option right now?

It depends. Foreclosed homes or bank owned properties also know as REO properties are home buyer opportunities. The condition of the home is important for your future bottom line and if you need financing, whether the home will qualify as well. If there are holes in the roof, leaks, evidence of mold, no working furnace or if it has been stripped of appliances - then financing may be challenging. Another issue may be location and whether the home is in a diminishing market. It is certainly to your advantage to work with an experienced buyer broker who can provide you current and updated information in your community. For example, I represent Wachovia Mortgage FSB bank owned homes in New Mexico. Their properties usually sell in less than 30 days after coming on the market because the home is made ready to move in and can qualify for Freddie Mac and Fannie Mae conventional financing. I recommend a meeting with your agent to review his/her online marketing plan for your home. The majority of buyers today are doing research online and exposure of your home here and on realtor.com is important for marketing and the sale of our home. In addition, certainly talk about the photography as well. Professional photography along with a virtual tour certainly are a plus today. Remember your agent works for you. In addition to the good advice offered, you might want to check out the Dwell Magazine site http://www.dwell.com and even consider registering there to see if there are any local Realtors in your market who specialize in mid-century moderns.
