In 1993 I co-founded I.T. Partners with the business purpose of designing and delivering management technologies, interactive education and customer-friendly marketing techniques to solve chronic problems experienced by industry companies. I.T. Partners has provided interactive training tools and contract services for a diverse list of multihousing clientele in over 60 major U. S. metro markets in 29 states.
I have coached and trained within the full spectrum of real estate industries earning a national reputation as a respected speaker and author. I have shared my insights with thousands in public seminars and regularly appeared as a real estate expert before television and radio audiences. During a five-year period, I had my own daily syndicated radio talk show (The Real Estate Page) wherein I shared real estate economic forecasts and practical advice for real estate investors and independent rental owners.
I have continued to be an outspoken advocate for industry standardization and the integrated application of emerging technologies. I have served on Editorial Advisory Boards for several industry publications including the award-winning San Diego Rental Owner and the national Units; both monthly magazines. I have been a frequent conference presenter and contributing author.
Our early years at I.T. Partners suffered from being ahead of our industry. One example is our developing Let's Lease - the industry's first CBT computer-based training in the mid-nineties only to have to postpone major roll-out until more industry companies had computers onsite with sufficient power to utilize this full-motion video delivered via CD-ROM. The current cloud delivery systems integrated with mass technologies available to everyone through smart hand-held devices finally has caught up with our vision for I.T. Partners at inception and re-energizes our passion for the possibilities.

We have two central offices in order to provide our services throughout the entire region. Whether you are a rental owner or a rental resident we are who you want as your property manager.
This year we are celebrating four decades of continuous real estate advisory and complete property management services for independent rental owners. In addition, we have provided and maintained quality rental housing for over 40 years. Currently we operate rental properties in 69 zip codes within the region. We have been nominated as SDBEST and we appreciate our rental owners and our renters that made this possible.

Business partner Carol Levey (I.T. Partners) and I have provided support to Roseland Property Company since 1996 including ongoing market analysis, shopping reports and customer surveys. This support grew to include: custom training classes, operating manuals, performance checklists, internships and orientation programs, CBT tools and curriculum for a corporate university, team coaching and executive development. We recently bid farewell to a room filled with incredibly talented company leaders that we have helped recruit, hire, train and coach.
During our tenure, we have reported to several generations of corporate leadership. Having been involved almost from Roseland's inception, we have made a significant contribution to its growing reputation as a real estate powerhouse on the eastern seaboard. Roseland's reputation has allowed them to forge lasting financial strategic partnerships with regional and national corporate giants including: Prudential, Lennar, Avalon, Cornerstone, Hartz Mountain and Mack-Cali.
At our arrival Roseland operated less than 500 apartments. At our departure they operate over 8000 apartments and the current construction schedule will put them over 12,000 by 2013 as they are prepared for a new chapter in their organization's history as an operating division of Mack-Cali; one of the largest real estate investment trusts in the country that controls and operates 276 properties, primarily office buildings. Roseland’s principals, Marshall Tycher, Brad Klatt, and Carl Goldberg, will serve as co-presidents of Roseland Management Services, L.P., a newly formed wholly owned subsidiary of Mack-Cali which completed its purchase of Roseland during the fourth quarter of 2012 for $134.6 million according to Mitchell E. Hersh, President and Chief Executive Officer.
This bi-coastal assignment as part of Roseland Executive Management required 2 weeks a month for most of the last 8 years and will remain a singular highlight in my professional career.

In 2008 I was recruited by Gail Naughton, then Dean of SDSU College of Business Administration to join its board of leading real estate professionals and alumni working with SDSU to design and determine a revitalized direction for this respected university that has offered Southern California's only comprehensive real estate degree programs for more than 40 years. This vision includes advanced experiential and multi-disciplinary learning opportunities, expanded ties to the real estate community, extensive research programs that analyze emerging trends and provides thoughtful leadership on real estate matters of community importance.
It has been my privilege to participate in the following ways: selection of the Director of The Corky McMillan Center for Real Estate Studies, by assignment I submitted a curriculum for a Professional Certificate Program in Real Estate Management for consideration by The School of Extended Studies, I arranged several professional conferences between SDSU leadership and the National Apartment Association, introductions to Appfolio (a leading vertical property management cloud application developer), coordination with the premier residential property management program celebrating 25 years at Virginia Tech where I have taught and advised students in the program for more than a decade. Finally, I was asked to submit a complete curriculum for a Real Estate Management major currently under consideration by SDSU Business College.
I continue to participate as a Guest Lecturer at SDSU and by hosting the Day One seminar for qualifying student attendees at our property management company office just off campus.

It was my privilege to share in the leadership of these influential organizations serving on the local Board of Directors for 12 years, most of that time as an executive officer of the non-profit parent organization. During this period SDCAA (San Diego County Apartment Association) was one of the largest and most respected local multihousing industry associations in the U.S. I also served as the CEO/CFO of its for-profit subsidiary - San Diego Multi-Housing Corporation for 5 years during the above period.

In addition, I served multiple terms on the board of directors for California Apartment Association (CAA) and the National Apartment Association (NAA).
As the first chairman of the newly-formed "Small Owners" Committee for NAA, I accepted the mission to make the national organization more responsive to the specific needs of independent rental owners. The result is the successful NAA program; IROC. Currently, the Independent Rental Owners Council provides a complete inventory of specialized materials and services.
As the lead point of contact from California I became a key participant during the complete re-engineering of the National Apartment Association governance. As an influential member of the NAA executive leadership I served separate terms as Regional Vice-President, Treasurer and National Legislative Chairman.
I accepted a NAA presidential appointment to an initial term on the Governing Policy Committee for the newly-formed NAA/NMHC (National Multihousing Council) Joint Legislative Program. This five-person committee established the program's agenda and hired staff that became an influential housing advocate in the nation's capitol which continues to play an ever increasing role in influencing legislation and regulating policies affecting 32 million multifamily rental homes.
