Waterfront with access to the Gulf of Mexico is "most likely to apprecite in the next 5 years." Also, contrary to the National media, there are communities in Naples FL that have already seen appreciation. New homes in Marbella Lakes have appreciated about 6% in the last year. New homes in developments like this where thre are zero short sales or Foreclosures will appreciate at a steady rate. Single family homes will appreciate more than condos or vacant lots in the majority of cases. Of course beachfront condos and waterfront lots will also see increased appreciation. For the average buyer, buying a new, well built home in a decent locatin will yield the best return on investment.
