It is never "kosher" for real estate professionals to discuss pricing and/or commissions with other real estate licensees outside their own brokerage. It may be considered "collusion" and may violate state and federal anti-trust laws.

Perhaps a banker or mortgage broker can explain but this is very typical lately. They might be back logged, under staffed, too many loans. Lenders have become very picky and it is taking a long time to get the papers (documents) through the lenders system.

While you can never be totally sure what the future holds you can do some research. Contact the local community board. You can find out who owns the building find out if it has recently been purchased and if any plans have been submitted for demolition and new construction?

There are some websites that might help. You can look up the building on the city's website nyc.gov/financeACRIS. The local board has a web page on nyc.gov
