What may be reasonable to you and the buyer or anyone else for that matter may be very different. Material is another term that you need to examine carefully. You need to look at the contract to determne if what the buyer is asking for falls outside of the agreement. The only way to answer your question correctly is by reviewing the contract. NOW, supposing that what the Buyer is asking for falls ourside what your obligated to perform, and you are afraid of the deal falling through, then you will need to do some soul searching to determine how much this deals means to you. Concerning the earnest money being refundable to the buyer or not...once again, you need to go back to the contract to see if the buyer has a way to eacape or if they are locked in. For this, I recommend professional legal advise. It may cost you a bit to have an attorney review the contract and provide a legal opinion, but it is still advisable.
