My recommendation is to contact an attorney on this matter. I've seen this before, problem is if they aren't paying the mortgage they know that the home will be foreclosed on and their credit will be ruined so what is to make them care about you sueing them? It's like a catch 22, you sue & get a judgement that mostly likely won't be paid or you don't sue and they walk away without penalty (except from the credit bureas). Again, because Realtors aren't allowed to present legal advice - we are prohibited to do so in Texas - I recommend speaking with an attorney. Next step is to contact a Realtor to find another place to live because if you received a letter, they will be foreclosing most likely. It is very unfortunate for you some people are like this!
