Hi Luna,

Thank you for your question on Miami Beach homes. The short answer is that the commission is negotiable. If the listing agent stays firm on the 6% commission, the banks will pay it, but not without a fight. I have not experienced the bank requesting that the seller pay the exact difference in taxes, but I have seen the banks request that the seller pay a note ($5000 for example) over 3 years. Once again, this is negotiable. Hiring a decent attorney to protect you is well worth the money. - Wed Oct 7 2009, 23:53
