Hi Jamie,
If you are looking on sites like RealtyTrac or foreclosure.com you are likely seeing properties that are going to Sherriff's sale at the courthouse. You can see details of those on the sherriffs website and see those homes listed in the Journal Tribune as coming up for sale. But an agent cannot help with those properties and they are sold as is, sight unseen. In many cases the banks send a representative to the auction and get the homes back. Those foreclosure websites look at public records for defaulted loans and not all end up on the docket for sale in the end, some may even be currently listed with an agent and some may have even inaccurate information about the state of the owners current situation (it could have been resolved). If they do get them back, eventually the banks put the homes on the market with an agent after the title is clear and all the legalities of the foreclosure are resolved. It is quite complicated purchasing a bank owned property and you are really best off to have an agent working for you as a buyer. Buyer's agent services should not cost you anything to have an experienced, competent agent representing you and properties do not cost you any more by using an agent. In fact with HUD owned properties, you must have an agent registered with HUD to place a bid and do the paperwork for you. Give me a call if you would like some more information.
